Sunbeam Properties is advancing its transformative 14-acre mixed-use redevelopment in North Bay Village with the first major phase, Eclipse at Isle of Dreams, a 39-story luxury residential tower at 1400 79th Street Causeway. The tower will feature 246 residential units along with approximately 23,000 square feet of restaurant and retail space, anchored by an 18-foot-wide publicly accessible waterfront promenade that enhances pedestrian connectivity along Biscayne Bay and preserves open view corridors, a central element of the Village’s Master Plan.
Shubin Law Group represented Sunbeam in securing key approvals from North Bay Village and Miami-Dade County’s Shoreline Review Committee by coordinating closely with the project’s design team and Village and county staff to align the development’s innovative waterfront design with Miami-Dade’s shoreline protection, setback, and resiliency standards. This regulatory approval marks a significant milestone, charting the course for building permits and vertical construction while balancing housing needs with public-realm and environmental requirements.
