John K. Shubin is the Founding Partner of Shubin Law Group and CEO of The Euclid Group. A Miami native, John has built a career at the intersection of complex commercial litigation, land use and zoning, and government law. He regularly represents property owners, developers, and investors in precedent-setting litigation and entitlement disputes, and is equally skilled at achieving negotiated solutions that allow projects to move forward without litigation.

For nearly four decades, John has been recognized as one of Florida’s leading advocates in land use and zoning law. His work has shaped real estate development throughout South Florida, where he has represented clients in high-stakes matters ranging from major urban redevelopment projects to constitutional and First Amendment litigation. As an advisor, he brings together legal, planning, design, and regulatory expertise through his role at The Euclid Group, which counsels on public-private partnerships and multidisciplinary development strategies.

  • Represented Sunbeam Realty through entitlement and rezoning for the Sunbeam North Bay Village Special Area Plan for Isle of Dreams, successfully securing approvals for a 7.3 million-square-foot mixed-use project in North Bay Village.
  • Lead counsel representing Bal Harbour Shops in high-profile litigation against a local municipality challenging the denial of a Live Local Act application.
  • Successfully represented condominium unit owners in litigation challenging the validity of the condominium association’s amendments to a condominium declaration, resulting in a ruling that the amendments to the declaration’s termination provision were invalid and that the retroactive application of the Florida termination statute unconstitutionally impaired contract rights under the declaration. The matter was successfully litigated at both the trial court and appellate levels resulting in the Third District’s Tropicana opinion, which is considered a seminal case in condominium law.
  • Successfully represented the owner of property at Grove Isle in multiple litigation matters, at both the trial and appellate court levels, involving disputes related to the property’s redevelopment. After extensive proceedings, the matter was resolved through a comprehensive settlement agreement.
  • Successfully represented the owner of The Bath Club, an exclusive social club on Miami Beach, in connection with litigation against the adjoining condominium association, achieving favorable outcomes at both the trial and appellate court levels.
  • Represented Miami-based Terra in successful site plan approval to redevelop oceanfront hotel into luxury residential tower and secured approvals for a commercial development and padel facility in Key Biscayne.
  • Successfully represented the majority owner in the termination of a Miami Beach condominium and subsequent post-termination partition action – considered to be the first post-termination partition action of its kind completed in Florida.
  • Representation of Transit Village, LLC in an ongoing contract dispute with Palm Beach County concerning the enforcement and interpretation of a purchase and sale agreement for County-owned property.
  • Successfully represented the owner of a resort-style hotel condominium in Sunny Isles Beach in litigation brought by the condominium association challenging the governing easement declaration and related assessments. Following dismissal of all claims against our client with prejudice, prevailed in subsequent AAA arbitration, securing a complete award in the client’s favor on all issues concerning the validity and reasonableness of the assessments.
